Deal Pipeline

The core system for prospecting, pitching, negotiating, and closing deals

Overview

The deal pipeline is the foundation of CRE Tycoon's economy. Your income comes from closing deals and earning commissions. The pipeline progresses through five stages: Lead → Pitched → Negotiation → Escrow → Closed. Each stage has specific mechanics, success rates, and critical decision points that define your success.

Stage 1: Prospecting

Prospecting generates leads for new deals. You have three methods, each with different AP costs, success rates, base deal sizes, and quality distributions:

Prospecting Methods

Method AP Cost Base Success Unlock Rank Requirements Base Deal Size
Cold Calling 1 AP 45% 0 None $600K
In-Person Soliciting 2 AP 60% 2 Charisma Level 2 $900K
Networking Events 3 AP 68% 4 Networking Level 3 $1.3M

Lead Quality Distribution

Each prospecting method produces a different mix of lead qualities. These directly affect deal strength and earning potential:

Method Weak Standard Strong Premium
Cold Calling 55% 30% 12% 3%
In-Person Soliciting 25% 40% 25% 10%
Networking Events 10% 30% 40% 20%

Lead Quality Multipliers

Lead quality directly multiplies the base deal size:

Quality Tier Deal Size Multiplier Pitch Impact Negotiation Impact
Weak 0.75x -10% -10%
Standard 1.0x 0% 0%
Strong 1.35x +10% +10%
Premium 1.80x +20% +20%

Referral System

Satisfied clients refer new deals. Referral chance increases with your networking level and closed deals:

Referral Success Chance: 2% base + (0.5% × closed deals) + (1.5% × networking level), capped at 18%

Referral Deal Stats: Base size $1.25M, Quality mix: 0% weak / 25% standard / 45% strong / 30% premium

Stage 2: Pitching

After generating a lead, you pitch the deal to interested buyers or sellers. Your pitch type and quality modifiers determine success:

Deal Types & Commission Rates

There are two deal types, each with different commission structures and mechanics:

Deal Type Commission Rate Description
Buyer Rep 3% Represent the buyer in a transaction. Lower commission but steadier income.
Listing 6% List and sell a property for the seller. Higher commission potential, requires marketing investment.

Deal Value Range

Deals typically range from $500K to $2.5M depending on prospecting method and lead quality.

XP Awards by Stage

You earn experience points (XP) for progressing deals through each stage:

These XP accumulate toward your broker rank progression, unlocking new prospecting methods, offer types, and skills.
