The deal pipeline is the core mechanic. Each turn you spend Action Points (AP) to prospect for deals, pitch properties to qualified leads, negotiate terms, and close transactions. Prospecting costs 1 AP, pitching costs 1 AP, negotiating costs 1 AP, and closing costs 1 AP. A deal from start to finish can cost 4 AP, but sometimes you do multiple steps in one turn. Broker ranks are 14 career tiers from Rookie (Rank 0) to City Legend (Rank 13). You climb ranks by earning Experience Points (XP) through game actions. Each rank grants skill points, increased Action Points per turn, and unlocks new districts, NPCs, and opportunities. Rank 13 (City Legend) is the final tier. Market events are random occurrences (positive or negative) that affect your properties and portfolio. Positive events like Celebrity Tenant or Interest Rate Crash boost income and value. Negative events like Anchor Tenant Leaving or Storm Damage reduce income and require management. NOI stands for Net Operating Income—the annual income a property generates after subtracting operating expenses (taxes, maintenance, insurance) but before debt service. NOI is the most important metric for evaluating property quality. It determines property value and your passive income. A high-NOI property is always a good investment; a low-NOI property, no matter how prestigious, is a pass.
Cap Rate (capitalization rate) is NOI divided by purchase price. It represents your return on investment. A $250K property generating $2,000 annual NOI has an 8% cap rate (solid return). A $250K property generating $1,200 NOI has a 4.8% cap rate (weak return). Always buy properties based on cap rate fundamentals. Higher cap rates = better deals. Don't buy low-cap-rate properties no matter how nice they look.
Access the property browser from the main dashboard. Filter by price, district, property type, and NOI/cap rate. When you find a property you want, click it and hit Buy. The property transfers to your portfolio immediately and you pay the purchase price from your cash. Some players finance purchases with loans to leverage their buying power. You need sufficient capital or financing to complete the purchase.
Click on a property in your portfolio and view the Improvements menu. Available improvements include HVAC, Energy Retrofit, New Roof, Parking Repave, Signage, Security System, Lobby Renovation, and Tenant Buildout. Each improvement costs capital, boosts NOI by 10-20%, and increases property value. Improvements pay for themselves in 3-18 months depending on the improvement and property. Sell a property when: (1) it's underperforming and won't improve (sub-5% cap rate with no upside), (2) you need capital for a better opportunity, (3) you receive an unsolicited offer at a premium, or (4) the market is peaking and you want to lock in gains. Don't hold properties out of nostalgia—real estate is a tool for wealth building. When a property outlives its strategic value, exit and redeploy capital.
That depends on your playstyle. Retail is accessible and volatile; office is stable and slow; industrial is powerful but capital-intensive. Beginner recommendation: start with retail and office in Downtown South and Midtown, build cash flow, then scale to industrial in Port District.
